**All guests must sign our rental agreement as mandated by Florida Law.**
-The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours (about 3 days) before arrival.
-An accurate guest count must be provided.
-No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction.
-Quiet time is from 10pm - 8am
Starter Supplies:
We provide trash bags, paper towels, toilet paper, detergent, and bathroom amenities to accommodate this home s maximum occupancy for the first three days of your stay.
Same-Day Bookings:
Same-day bookings require approval from the company. We will ask you to provide information on your group and the purpose of your stay. If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account, or we will not be able to honor your reservation. Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Television Subscriptions Policy
Guests may not subscribe to premium TV or streaming services on the property s accounts. Pay-per-view and premium content can only be accessed using your own account and payment. Unauthorized charges will result in a fee to cover costs and administrative expenses.
Pet Policy:
No pets allowed.
Baby Bundle:
If you have little ones, we offer: Pack-n-play with a thicker mattress a high chair for $65 per stay. Please make your request at the time of booking or 24 hrs prior to your arrival.
-Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
-The property must be locked and secured when guests are not in it.
-This property is equipped with security cameras on the outside of the property. These cameras are used during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

This is my 3rd time staying at ArTease, in the past we stayed at #4 but this time the #2 was the one available. The unit is for sure bigger than the #4, beds are way more confortable and over all is better set up in every way. But there are a couple of details that need improvement to make it better than the #2 in terms of general confort. The first one is the closets doors...all of them need to be adjusted, grease, maintained, checked. Some can not be closed after open others are too tight, I even pinch my finger with one when it finally slide. So a good check up and maintenance of those doors will be good. The other important one is lighting specially in the kitchen area, even though the pendants are cute and have that Miami vibe ambience there's not enough light in the kitchen area even during day time. It is not a place for a romantic getaway is a family oriented apartment. A white kitchen lighting fixture will make it much better. Also something can be improve is the kitchen supplies or utensils, a few things #2 had that this do not are different sizes cutting boards, baking sheets and a few cooking utensils and scissors. so a few $ will fix all and make it the perfect family place to stay in Miami.

The Airbnb had everything we needed for a short stay. The apartment was clean, spacious and well-equipped with all the amenities we needed. Communication with the host was easy and prompt.
