- All properties are non-smoking and no pets are allowed
- An Accidental Damage Protection (ADP) fee will be required to cover any reported accidental damage to this property and its contents
- There is a one-time departure cleaning fee for all stays
- Final payment due 45 days prior to your arrival
- The guest making the reservation must be 25 years of age or older
- Bookings made within 30 days of the arrival date must check-in during office hours before the access information is released. The credit/debit card used for payment must be shown along with a valid driving license or passport in the same name as the card. As well as a utility bill with the same address as the card billing address. Pre-Paid cards are not accepted.
- Vacation rentals may not be used for events or group gatherings that exceed the maximum occupancy.
- A rental agreement must be signed by the lead guest making the reservation, along with a full list of guest names that will be staying in the property.
- We use a third party to verify identification and fraud risk, based on the findings we could cancel the reservation.
- This property does not include a BBQ, however, we do have them available for rental.
- Pool heat is available for an additional fee and is recommended from the 31st Oct. to the 31st Mar. If you would like the Spillover Spa to be heated you will need to add pool heat to your reservation. Please contact us to add pool heat to your reservation.
- Max of 4 cars per address. Please do not block the sidewalk or park on the street or you will be fined. No parking is allowed by any "blue" painted curb; vehicles will be towed within 24 hours. Do not park on any sidewalks; vehicles will be towed within 24 hours.

Exactly what we wanted!

We got exactly what we were expecting. The rooms were a great size, beds were comfortable. The whole space downstairs was so open and welcoming it was easy to feel at home. We loved how the living room doors opened right up to a walk out patio by the pool area. The outdoor private bathroom off the pool area was awesome! The house easily fit all 6 of us very comfortably! We will re-book at this exact same location! I am very particular and picky with my choices & wanted to make sure it ticked off all the boxes: fun themed rooms, private pool, walking distance to a pool house/main club house, fully furnished, clean, bedrooms for everyone, close drive to many restaurants & Disney parks! Our family really enjoyed our time! The communication with the host was great as well, very helpful with questions we had during our time there.

We're back home in Georgia after an amazing week-long vacation, and my entire family can't stop talking about how much we miss everything about Florida — especially the house! It was spacious, comfortable, safe, and had everything we could possibly need. All we had to bring was food — everything else was already there. We swam every day, relaxed by the pool, and enjoyed every moment when we weren't out exploring. The themed rooms were a perfect match for our family, and the younger kids were absolutely thrilled. I'm already looking forward to our next trip — there's still so much more to experience in Orlando!

We're back home in Georgia after an amazing week-long vacation, and my entire family can't stop talking about how much we miss everything about Florida — especially the house! It was spacious, comfortable, safe, and had everything we could possibly need. All we had to bring was food — everything else was already there. We swam every day, relaxed by the pool, and enjoyed every moment when we weren't out exploring. The themed rooms were a perfect match for our family, and the younger kids were absolutely thrilled. I'm already looking forward to our next trip — there's still so much more to experience in Orlando!
